About the role#
Intrinsic Development is seeking a Preconstruction Intern to support our Project Management and Estimating teams. You will assist with early-phase project planning and coordination. This role provides hands-on experience in the preconstruction process, including document management, bid coordination, cost estimating, and subcontractor outreach. You will gain exposure to the business side of real estate development and construction.
What you'll do#
- Organize bid invitations, drawing sets, and project documentation.
- Support the solicitation and qualification of subcontractors and vendors.
- Prepare and distribute bid packages, track responses, and compile comparison spreadsheets.
- Review plans and specifications to assist in quantity takeoffs and cost estimating.
- Coordinate preconstruction meetings and document meeting notes for distribution.
- Assist in assembling budgets, schedules, and proposals for upcoming projects.
- Maintain accurate records of bids, proposals, and contract documentation.
- Participate in learning opportunities across departments to understand the development process from concept through construction.
What you'll need#
- Currently pursuing a degree in Construction Management, Architecture, Civil Engineering, or a related field.
- Strong interest in multi-family and mixed-use development.
- Excellent attention to detail and organizational skills.
- Proficiency in Microsoft Office, including Excel, Word, and Outlook.
- Strong written and verbal communication skills.
- Analytical mindset and an eagerness to learn the technical and financial aspects of construction.
- Familiarity with Bluebeam or Procore is a plus.
Location & details#
- Location: Lee's Summit, Missouri.
- Work Modality: On-site.
- Schedule: Up to 20 hours per week during the semester and up to 40 hours per week during the summer.
- Compensation: $16.00 to $20.00 per hour based on experience.
