About the role#
Welltower is offering a full-time, paid internship for the Summer 2027 term. This program provides exposure to the full asset lifecycle, ranging from underwriting and business plan execution to stabilization and disposition. You will work directly with the Asset Management team to support a portfolio of seniors housing properties. The internship concludes with a capstone project where you will present findings and recommendations to leadership.
What you'll do#
- Build and maintain property- and portfolio-level financial models, including operating projections, debt schedules, and return analyses.
- Review monthly and quarterly operator and tenant financial performance, including occupancy, expense trends, and coverage ratios.
- Conduct market and competitive research on submarkets, supply pipelines, demographics, and comparable transactions.
- Prepare asset business plans, hold/sell analyses, and portfolio review materials.
- Abstract and summarize leases, management agreements, and loan documents.
- Track capital activity, such as expenditure budgets, funding requests, and draw reviews.
- Compile data and create exhibits, charts, and presentation materials for internal and investor reporting.
- Participate in property tours, operator calls, and internal investment discussions.
- Maintain asset management databases and reporting tools.
- Perform ad-hoc analysis as needed.
What you'll need#
- Current enrollment in an accredited undergraduate or graduate degree program in real estate, finance, accounting, economics, or a related field.
- Expected graduation date within twelve months of the internship end date, with rising seniors preferred.
- Strong analytical and quantitative skills with attention to detail.
- Proficiency in Microsoft Excel, Word, and PowerPoint.
- Clear written and verbal communication skills.
- Intellectual curiosity and interest in real estate, health care, or the seniors housing sector.
- Ability to manage competing priorities and deadlines.
- A positive, professional attitude and the ability to work well within a team while maintaining confidentiality.
- Prior experience through internships, coursework, case competitions, or clubs involving financial modeling, real estate, or investment analysis is preferred.
- Exposure to ARGUS Enterprise or comparable valuation software is a plus.
